Refunds & Returns

Changes and Cancellations by You

If you wish to make any changes to your confirmed booking, please notify us by telephone and email as soon as possible. Whilst we will endeavour to assist, we cannot guarantee that we will be able to meet such requests. Where we can, an amendment fee may be payable together with any costs incurred by us.
 
If you need to cancel your stay after the contract has begun (see Clause 1.6 in the Terms & Conditions), the party leader must immediately advise us by telephone and confirm in writing via email. Your notice of cancellation will only be effective when we receive it in writing.
 
As we incur costs from the time we confirm your booking and may be unable to re-sell your period of stay, the following cancellation charges will apply:

Period before start of stay     Cancellation charge

  4 weeks or more                      - No Fees
  Between 3 and 4 weeks        - No Fees
  Between 2 and 3 weeks        - No Fees
  Between 1 and 2 weeks        - Deposit only
  1 week or less                          - Deposit + 50% of balance

​Depending on the reason for cancellation, you may be able to reclaim these charges (less any applicable excess) under the terms of any travel insurance policy you hold. Claims must be made directly to the insurance company.

 
Changes and Cancellations by Us
 
Occasionally, we may need to make changes to or correct errors on our website, descriptions, or other details both before and after bookings have been confirmed. Whilst we always endeavour to avoid changes and cancellations, we must reserve the right to do so.
 
If we have to make a significant change to, or cancel, your booking, we will inform you as soon as possible and endeavour to offer an alternative.
 
We regret we cannot pay any expenses, costs, or losses incurred by you as a result of any change or cancellation.
 
In very rare circumstances, we may be forced by “force majeure” (see Clause 7 in the Terms & Conditions) to change or terminate your stay after arrival but before the scheduled end of your booking. If this situation occurs, we regret that we will be unable to make any refunds, pay compensation, or meet any costs or expenses you incur as a result.
 
 
Security Deposit

A refundable Security Deposit of £500 must be paid to the Landlord with the Rent. It is held as security against potential charges for damages, nuisance, missing items, or any other sums that may be due under this Agreement.
 
The Security Deposit will be refunded within 7–10 days after the end of your stay (without interest), minus any necessary deductions. Refunds are issued using the same payment method used to make the deposit — bank transfer, credit card, or PayPal.
 
If your original account has expired, GioEstate will contact you by email or telephone to request updated payment details. For security reasons, deposits can only be refunded to the original payee.
 
If damages or charges exceed the deposit amount, you are responsible for paying the additional costs immediately upon request. Failure to do so may result in legal recovery of the outstanding balance (including any legal costs).​
