Key Stay Rules (Quick Summary)

 

  • Check-in after 16:00 | Check-out by 11:00

  • No parties or events allowed

  • No smoking inside the property

  • Respect neighbours at all times (quiet hours after 22:00)

  • Any damage or missing items will be charged

  • Late check-out may incur additional fees

  • Unauthorised guests are not allowed

 

Failure to follow these rules may result in immediate termination of your stay without refund.

 

 

1. General

 

1.1 These Terms & Conditions apply to all bookings made with GioEstate Limited (“we”, “us”, “our”).

 

1.2 The person making the booking (“Guest”) agrees to these Terms on behalf of all occupants.

 

1.3 The property is provided for short-term accommodation only and does not create a tenancy agreement.

 

1.4 A legally binding agreement is formed once a booking is confirmed and payment (or deposit) is received.

 

1.5 The Guest is responsible for ensuring all occupants comply with these Terms.

 

1.6 These Terms are governed by the laws of England and Wales.

 

 

2. Use of Property

 

2.1 The property must be used respectfully and responsibly at all times.

 

2.2 The Guest agrees to:

 

  • Keep the property clean and in good condition

  • Ensure all occupants behave appropriately

 

2.3 The following are strictly prohibited:

 

  • Parties, events, or gatherings

  • Smoking inside the property

  • Excessive noise (especially between 22:00 – 08:00)

  • Any illegal activity

 

2.4 The number of guests must not exceed the number confirmed in the booking.

 

2.5 Unauthorised guests or visitors are not permitted without prior approval.

 

2.6 Any breach may result in immediate termination of the stay without refund.

2.7 Pets

Pets are allowed at selected properties with prior approval only.

Guests must inform us in advance if bringing a pet.

Conditions:
- Pets must not be left unattended in the property
- Pets must not cause noise disturbance to neighbours
- Pets are not allowed on beds or furniture
- Guests must clean up after pets at all times

Any damage, excessive cleaning, or complaints caused by pets will be charged accordingly and may be deducted from the security deposit.

We reserve the right to refuse pets or terminate the stay if these conditions are not followed.

A pet fee may apply depending on the stay.

 

We reserve the right to remove guests from the property if these terms are breached.

 

 

3. Security Deposit

 

3.1 A security deposit may be required. The amount will be confirmed at the time of booking.

 

The deposit may cover (but is not limited to):

 

  • Damage to property or furnishings

  • Missing items

  • Excessive cleaning

  • Smoking inside the property

  • Unauthorised guests

  • Breach of house rules

 

3.2 The deposit will be refunded within 48 hours after check-out, subject to inspection.

 

3.3 If damages or additional costs exceed the deposit amount, the Guest agrees to pay the remaining balance upon request.

3.4 Any damage or additional cleaning required due to pets, including hair removal, odours, or furniture cleaning

 

 

4. Payment Terms

 

4.1 To secure a booking, a deposit (typically 30%) may be required.

 

4.2 The remaining balance must be paid before check-in (or as agreed).

 

4.3 If full payment is not received, we reserve the right to cancel the booking without refund of the deposit.

 

4.4 All payments are non-refundable unless stated otherwise in writing.

 

4.5 Prices may change before booking confirmation. Once confirmed, the agreed price is fixed.

 

4.6 By making a payment, the Guest confirms acceptance of these Terms & Conditions.

 

 

5. VAT & Pricing

 

5.1 GioEstate Limited is VAT registered.

 

5.2 Prices may include VAT where applicable, unless stated otherwise.

 

5.3 VAT invoices are available upon request.

 

6. Changes & Cancellations (By Guest)

 

6.1 Any request to modify a booking must be made in writing (via email or WhatsApp).

 

6.2 While we will do our best to accommodate changes, this is subject to availability and may incur additional charges.

 

 

Cancellation Policy:

 

  • Within 48 hours of booking → Full refund

  • 7 days or more before check-in → Full refund (minus any transaction fees if applicable)

  • Less than 7 days before check-in → No refund

 

6.3 In certain circumstances, we may offer flexibility at our discretion, including:

 

  • Date changes

  • Partial refunds

  • Credit for future stays

 

6.4 No refunds will be issued for:

 

  • No-shows

  • Early departures

 

6.5 We strongly recommend guests obtain travel insurance to cover unforeseen cancellations.

 

 

7. Changes & Cancellations (By Us)

 

7.1 We reserve the right to amend or cancel bookings if necessary.

 

7.2 If we need to cancel your booking, we will:

 

  • Offer an alternative property where possible, or

  • Provide a full refund

 

7.3 We are not liable for any additional costs or losses incurred due to cancellation.

 

 

8. Liability

 

8.1 Guests stay at the property at their own risk.

 

8.2 We are not responsible for:

 

  • Loss or damage to personal belongings

  • Injuries sustained during the stay

 

8.3 The Guest is responsible for any damage caused during their stay.
